Hard Money Lending

Residential interior undergoing renovation, with unfinished walls and building materials

Hard money generally refers to property-secured financing from private lenders, often for short-term investment projects. I’ll help you examine the project, the costs and—before you borrow—how you plan to repay it.

Evaluate the Project and the Exit Plan

  1. Describe the Property and Work

Tell me where the property is, what you plan to do with it, and whether the financing is for acquisition, renovation or another business-purpose need.

  2. Understand the Costs and Conditions

Review interest, points, fees, the loan term, any draw process and extension conditions. Faster or more flexible financing can carry significant costs; timing is never guaranteed.

  3. Plan How You Will Repay

Discuss a sale, refinance or another repayment source, including what happens if the project is delayed. Do not assume that a future refinance or extension will be available.

Is Hard Money the Same as a Standard Mortgage?

No. Private property financing often has a shorter term and a different cost structure. Review the specific agreement, including when the balance must be repaid.

What Is an Exit Plan?

It is your intended way of repaying the loan, such as selling the property or obtaining longer-term financing. A backup plan matters because completion dates, sale prices and future financing can change.

Can You Guarantee a Fast Closing?

No. Timing depends on the lender’s review, title, valuation and other requirements. Share your deadline early so we can discuss what would need to happen.
